Want to build a dirt cheap racer. AE86,S13???

Ok heres the deal. Along with my 99XE I want to build a cheap and fun racer/beater. This is what I would like in the car: Rwd, light/small, good aftermarket support(suspension anyway), cheap OEM parts availability,would like some power( but not essential). Any suggestions? Remember limited budget untill the XE is done(if a project car can ever be "done").

It will be much easier to find parts for an S13, even finding an AE86 can be hard because you live in the rust belt.
